Modes and opportunities for urban transformation in southern Madrid. Atocha Delicias Méndez Álvaro Abroñigal
The area of Delicias - Méndez Álvaro - Abroñigal is situated in continuity with Madrid Rio, Castellana - Atocha-Legazpi and 30th Street axes.
The resident population, 80,000 people in 35,000 homes, increases with an important floating population: 40,000 people working in offices and 225,000 people passing every day trough long distance and intercity railway stations. An average of 6,500 people/day use provisions of a general chareacter (museums), inside and adjacent to the area.
The scope, is the one with still presents, even greater opportunities for implementation of activities, uses and systems reordering in Madrid City, for the new General Plan Revision, that allows the articulation of a set of proposals in the central target objective.
Master Plan guidelines prepared for the Madrid City Council are committed to the formation of a tertiary fabric and mixed uses, to the rebalancing of the city to the south, supported by the availability of land and ceded public, and land revaluation of available land. The purpose of the Plan is the urban regeneration of an area of railway centrality, economic and cultural, and the creation of new opportunity areas.
Reflections on current city are committed to promote urban complexity, coupled with densification, rethinking urban regulations and actions largely blocked. This is one of the objectives of the plan to revitalize the area. The main challenges are to focus, operating in a scenario very different from the last decade, the renovation and connection of three different urban fabrics: Delicias Tierno Galván wedge, south of the High Speed Train Station squares and the planning of the Abroñigal railway infrastructure.
